Priced In, Not Priced Out: The Counterintuitive Case for Letting Markets Set the Rent
Housing is one of those topics where you can tell, within about twelve seconds, whether someone is speaking from a spreadsheet or from a stomach. Because housing isn't abstract. It's your keys. It's your kid's school zone.
Housing is one of the few goods that is simultaneously a basic human need, a long-lived asset, a local public policy artifact, and a cornerstone of household wealth. That combination makes the conversation about rent control emotionally charged—and it should be. A society that shrugs at families living one emergency away from eviction is not doing "capitalism" well; it's outsourcing moral responsibility to randomness.
But compassion doesn't require us to ignore how systems behave. In fact, compassion is exactly why we should care about system behavior—because the people who get hurt most by housing-market mistakes are usually the people with the least slack: lower-income renters, new entrants, migrants, young households, and anyone who can't wait years for policy to work itself out.
Free-market real estate pricing—meaning prices and rents that can adjust to scarcity—tends to produce more efficient allocation and stronger supply responses over time. That, in turn, improves outcomes across income classes, with particularly important benefits for the lower-priced end of the market. When we replace price signals with broad rent control, we often reduce the very supply, mobility, and reinvestment that make housing abundant and affordable in the long run.
Why price signals matter in housing
In a well-functioning market, prices do something that is morally easy to overlook: they coordinate strangers. They tell builders where demand is highest, lenders where investment is likely to be repaid, and households how scarce a location or a unit type really is.
When rents rise, that's painful—but it's also information: "We do not have enough homes, in this place, relative to the number of people who want to live here." In a flexible system, that information triggers responses: more construction, more conversions, more accessory units, more infill, more competition among landlords, and—importantly—more overall vacancies over time.
Rent control's core tradeoff: it helps incumbents, but can harm everyone else
The strongest pro-rent-control argument is not silly: it says that stability is valuable, displacement is real, and not every household can absorb sudden rent shocks. That's true. A stable home is not a luxury—it is the platform from which people work, study, parent, and recover from setbacks.
But broad rent control tends to come with system-level costs that are easy to miss if we focus only on the households currently inside controlled units.
And yes, this is where I admit the thing every reasonable person should admit: housing policy is messy. Some rent regulation is designed more thoughtfully than others. Some places have special conditions. Some tenants truly need protections that function like a stability guarantee. I'm not claiming there is one lever that fixes everything. If there were, we would have pulled it already and then argued about something else, like whether remote work is ruining brunch.
But if we zoom out and ask what tends to work over decades, the outline looks surprisingly consistent:
Let prices tell the truth about scarcity.
Make it easier to build enough homes where demand is high.
Protect people directly so the system's harsh edges don't cut through families.
That combination can feel less dramatic than rent control, but it scales better. It doesn't depend on being the lucky person who got the controlled unit. It works for the next renter, and the next one after that—especially at the lower end, where the shortage is the most brutal.
And if we can build a housing system where a working person can afford a decent place without winning a lottery or finding a landlord who "really liked their vibe," then we've done something genuinely compassionate.
Not perfect. Not utopian.
Just… functional. Which, honestly, would already be a minor miracle.
